Ambient provides several types of Site Assessment Services. “Due Diligence” assessments, sometimes called Phase I Assessments or “21E Assessments” in Massachusetts, are performed for real estate transactions. Most often these are required for commercial or industrial properties, often for financing purposes or to limit liability for a purchaser.

  • Ambient performs Due Diligence assessments to ASTM standards which are widely accepted by banks. ASTM Phase I Assessments include inspections, interviews, municipal records checks and data base searches of State and Federal files. These assessments don’t include any sampling or testing of materials or environmental media.
  • ASTM Phase II Assessments are performed when a “recognized environmental condition” is found in a Phase I Assessment. In a Phase II, samples are collected and analyzed.
  • State and Federal Phase I and II Investigations (Assessments) are also provided by Ambient and conform to regulations such as those in the Massachusetts MCP. These assessments vary by state. Generally, sampling is done in a Phase I Investigation. A Phase II Investigation is a comprehensive investigation of a known release of oil or hazardous material.

Lexington Site Assessment

Ambient Engineering was retained by the owners of the Battle Green Inn to perform a Phase I Environmental Site Assessment (Phase I) at a parcel of land in downtown Lexington, Massachusetts (the Site) that is comprised of a two-story motel building with an underground parking garage. Ambient followed American Society for Testing & Materials (ASTM) protocols which are recognized by most financial institutions as being appropriate for real estate assessments.

Lawrence Phase I

Ambient Engineering, Inc. was retained by the RPP Corporation to conduct a Phase I Environmental Site Assessment (ESA) at its rubber manufacturing facility in Lawrence, Massachusetts. The facility is located within an industrial park.

Gardiner Site Assessment

Ambient Engineering was selected by a regional transportation authority to conduct a due diligence audit of a parcel of land in an industrial area of Gardner, Massachusetts. The property was located at the intersection of two historically busy railroad lines in the former “Chair City”, one of the foremost furniture manufacturing towns in 19th century New England.
